Our Process

 

I’m interested in a Homeful building - where do I start?

The best place to start is booking a meeting with us, to discuss your needs, timeframe and budget. From there, we are able to launch into Stage One (see below), to assess the feasibility of your new home/studio/space.

Our Homeful process can be quicker + more streamlined than a custom design process as we have already done much of the design thinking for you! Our Homeful process takes approx 6 months. See below for a breakdown of our process.

 

Stage One: Your Feasibility Package


  • Site visit and analysis

  • Gather all property, site, regulatory and authority information

  • Define the approval process relevant to your project/ property and scope of work

  • Prepare full brief and initial estimate of probable costs

  • Prepare initial site plan and selected Homeful building arrangement

  • Discuss the customisations you need

  • Provide our list of Homeful preferred builders

Time estimation: 6-8 weeks

 

Stage Two: Design Development + Development Approval

  • Customise your Homeful template

  • Customised 3D model

  • Refine materials and prepare design moodboards

  • Design Development Drawings for DA submission

  • Approval of DA drawings by clients

  • Submit the project for Development/Planning approval or exemption

  • Address any requests for further information

Time estimation: 4-6 weeks
Approval time estimation: 2-7 weeks, depending on complexity of site (Councils have 42 days to make their assessment, if they ask for further information this will be longer)

We proceed with the following stage whilst your project is being assessed by council.

 

Stage Three: Documentation + Building Approval

  • Documentation drawings for building approval

  • Complete specification of works including client preferences and all regulatory items

  • Prepare internal elevations

  • Approval of documentation drawings by clients

  • Obtain consultant certificates and sign offs

  • Engage Building Surveyor and obtain Certificate of Likely Compliance

  • Submit and obtain plumbing approval from council if required (subject to Building Act)

  • Submit and obtain building approval from council if required (subject to Building Act)

Time estimation: 6-8 weeks 
Approval time estimation: 4-6 weeks, depending on complexity of site

 

Stage Four: Detailed Design/Selections

  • Select interior and selection package

  • Prepare detailed specification, selections and colour schedules

Time estimation: 4 weeks 

 

Stage Five: Construction Management

optional - incurs additional fees

  • Hand over to chosen builder

  • Site visits + assistance as required

Construction management timeframe: Dependent on site conditions + builder availability

 

We always aim to work in a time efficient and considered way.

We also manage all your consultants + approvals, and assist you in seeking cost estimates + pricing from builders.

Please keep in mind that these are nominal times and depending on the situation and the property, extra time may be required.

Contingencies should be put in place for extended time frames due to site, consultant and council time frames and extended decision making.

Total design + approval time estimation: 6-9 months, pending council time frames
