* All of our templates show a probable cost price range. The costs shown are an indication of the probable costs of the building as designed on a flat, accessible block, connected to mains services, with our standard Homeful selection options + materials, mid-range bathroom + kitchen fit-out, considered carbon footprint and energy efficiency. The price range shown includes a covered deck, water tank + standard heating.
BAL compliance, site complexities such as slope, soil type and planning regulations, driveways and access, off-grid servicing and customisations may be additional to the price range shown.
We are very happy to prepare you a unique probable cost for your site, preferences and location as part of our Feasibility Stage.
** The full project probable cost includes your design, consultant and approval expenses that are necessary prior to construction. This is subject to site location and planning condiitions.
We strongly suggest all projects have a contingency amount of minimum 10% of the full project cost to cover the unforeseen.

The reality is that all building projects have a unique cost, whether they are custom designed, pre-designed or a ‘kit home’. This is because every site is different - soil, slope + service connections all differ and this all affects cost. This is why our plans have a costing range - once we have completed Stage One of your project (Your Feasibility Package) we provide an estimate of probable costings. Once you have secured a builder, you will be able to obtain a final construction price.
All Homeful projects begin with Stage One: Your Feasibility Package. During this stage, we assess your unique project: your needs, options/inclusions, location and situation, as these all affect the final cost. At the conclusion of Stage One, we are able to give you a probable costing - before you proceed any further. This greatly reduces risk and unease during the process and allows you to plan and organise financial commitments with more clarity.
Pricing breakdown.
The cost of a Homeful building is broken down into:
Design + project management (that’s us),
Consultants + approvals (that’s engineering, councils, etc),
Construction (that’s your builder).
Design + project management fees are unique to your project. Additional fees are required if the site incurs challenging planning services and/or you require Customisations + Add-ons - we advise you of this during Stage One: Your Feasibility Package. Our fee includes a contribution to the Tasmanian Land Conservancy, to carbon offset your build - read more here.
Consultants + approval fees are unique to your project as these costs are site dependent. We calculate these fees for you during Stage One but as a general rule you should allow approx. $8,000 - $20,000 to cover this (highly determined by land zoning and overlays). All consultant and approval fees are to be paid directly by the client/owner.
Construction costs are dependent on your site, inclusions and the options you choose. As a general rule an off grid construction will be at the higher end of the costing range and a suburban mains connected build will be at the lower end. The costing ranges do not include items such as access, driveways, site retaining and drainage or carports. We provide a unique probable cost estimate as part of Stage One: Your Feasibility Package.
The price of materials + building is volatile at the moment due to COVID impacts, and there is a delay and shortage of some materials. This changes week to week and everyone in the industry (clients, designer, builders, contractors) are being challenged by this daily.
Consultants (such as engineers) are in high demand, this may mean your design + approvals stage takes a little longer. We do our best to engage consultants early on in the process to enable a smooth process, however we have no control over the turnaround times or availability of consultants.
Builders are also in high demand - coupled with materials shortages, this may mean your construction stage is longer than normal and your construction costs may be higher.
Everyone in the industry is under increased pressure at the moment - please be aware everyone is doing the best they can to keep your project on track during challenging times.
